When selling a home in California who is supposed to pay for the termite inspection? - termite inspection

I assume that the buyer or the seller does not have to pay pay?

Usually, the seller unless the seller has an agreement with the buyer.

It is negotiable, everything is negotiable. Generally, the buyer pay for the inspections, and funds from the seller (prices) for payment request or ask the seller to resolve difficulties encountered in controls. We bought a house in Livermore, in October last year, and the seller had performed a termite inspection, there was no need to do next. Sometimes carriers claim a termite-control to do, to show potential buyers that it can achieve no or only minor problems, the buyers have to. What today seems to 10-12 years in CA termite report something serious that should be provided by the seller. The Act requires. But now it is negotiable. The reason is that in the mid 90s, the real estate market was crazy. People paid more tread than the original price and not the legal process. It has become a seller's market. The seller is not obligated to do what they were.
